Development Process

All of the My Mainstreet parcels will have to go through a robust development process as required by the the Town of Parker’s municipal code. Each property is unique and will not have to go through each of these processes but we have provided a high level review of the various land use applications that the Town of Parker’s Community Development department will review.


Site Plan

A site plan is a Town process required by Chapter 13.06 of the Land Development Code, as amended, to review proposed commercial, multifamily and mixed use developments for compliance with the Town’s Land Development Ordinance, Master Plan,  and other regulatory and guiding documents.

All applications are submitted and reviewed electronically via the Town’s Electronic Development Review System (eTRAKiT). This system allows the applicant and the public to easily track project progress and comments anytime.

During the site plan review the Town evaluates building architecture, landscaping, lighting, parking, utilities, traffic, drainage, access, and more.
In order to accomplish this evaluation applicants are required to submit documents such as a site plan exhibit, existing conditions map, building elevations, landscape plan, drainage study, traffic study, and other additional documents.

Site Plan Timeline
The site plan approval process takes approximately 4 to 9 months. Site plans are generally reviewed administratively, however, Town owned properties are approved or denied by the Town Council with recommendations from the Planning Commission. Site plans can be submitted at the same time as a replat or minor development plat.

replat Process

A replat is a Town process to review proposed changes to a recorded plat.  A recorded plat is a subdivision map filed in the Town Clerk’s Office that shows the location and boundaries of  parcels of land.

Replat Timeline
The Replat approval process takes approximately 3 to 5 months. A replat is approved administratively. A replat can be submitted at the same time as a site plan.


minor development plat

The minor development plat is a Town process to review the subdivision of land for non-residential or multifamily (condos or apartments) land uses.

All applications are submitted and reviewed electronically via the Town’s Electronic Development Review System (eTRAKiT). This system allows the applicant and the public to easily track project progress and comments anytime.

As part of the review process, the Town evaluates lot layout, access, drainage, grading, infrastructure, availability of utilities and  more. In order to accomplish this evaluation, applicants are required to submit documents such as a survey of the proposed lots, grading plans, construction drawings, drainage study, traffic study, and other additional documents.
